Sell Your Home Fast – 5 Tips to Create Home Listing Photos

 

To sell your home the process can be long, it typically doesn’t happen overnight. It often takes a lot of work to get your home ready for sale. Even if you clean your home thoroughly, toss the clutter, and put on a few coats of paint, your property may sit for months before anyone takes a second look.

Creating the perfect set of listing photos can make all of the difference. After all, your listing photos are often the first glimpse of your home that prospective buyers see. Why not make the most of this opportunity and create stellar listing photos that scream the words, “Buy me now before someone else does” to encourage a fast sale?

1. Hire a Photographer

Ideally, you should hire a professional photographer to take your listing photos rather than doing it yourself. An experienced individual has the skills and equipment needed to take high- quality photos offering crisp, clear images. Ask your real estate agent for recommendations to find someone local and affordable.

2. Focus on the Best Aspects

Buyers are typically searching for a move-in-ready home. If you’ve recently updated certain features of the home, be sure to include at least one photo of each. Taking a picture from the corner of a room allows you to include as much of the room as possible in your photograph. You may want to use this technique for rooms that have been entirely updated, such as the kitchen or rooms with floors that have been updated recently.

3. Stage Your Home

Most real estate agents will recommend you stage your home for viewings to encourage prompt bids. It is just as important to stage your home before taking your listing photographs. Clear the clutter and clean each area thoroughly before taking any pictures. You may even want to include decorative touches such as a fresh coat of paint or a vase filled with colorful flowers.

4. Emphasize Lighting and Views

A well-lit home shows better than one shrouded in darkness. Taking the time to wash all of the windows, blinds, and curtains thoroughly can lead to a quicker sale. Having the right kind of lighting can really make a difference when taking your photos. Natural lighting is the best way to show off the beauty of your home but, I always start with turning on all lights. Plus, having the curtains and blinds open gives potential buyers the opportunity to see the views offered by your home.  If your home has Chautauqua Lake views, then you should do your best to get a pictures that emphasize those views.

5. Use the Best Photos

Always choose the best photos when you are trying to sell your home. Prospective buyers are more likely to want to see more of your home if everything you have shown them so far is attractive. However, it’s important to include enough listing photos to avoid the impression you are hiding something. Be sure to include interior as well as exterior pictures of your property.  I always take way more photos of the house than I will need and then pic the best.

First impressions are important when it involves selling a house. In today’s world of online shopping, your listing photos are often the first thing prospective buyers see when searching for their dream homes. It’s important to stage your photos to create an attractive presentation that entices buyers to take an in-person look at your property.

Bonus Tip:

No matter how much time you took to make sure the photos are perfect, there is always room for improvement.  I use several platforms, including Adobe Photoshop, to tweak every single picture that I will be using.  I can brighten up photos, improve the views out windows, crop edges, straighten, etc.  This takes time but, it’s well worth it!

Realtors help clients sell homes everyday.  In todays market, Realtors need to continuously refine their skills to stay on top of real estate trends and keep ahead of the competition.  A good agent knows how to take great photos of real estate, they know exactly what is important and how it should be photographed.  In higher end real estate or when a real estate agent feels that the photography may be a little challenging, many times a Realtor will bring in a professional photographer.  Of course there are many lazy agent that do drive-by home photography or have no eye for detail so you will want to do a bit of vetting by looking at recent listings that they have done.  The most popular real estate agent isn’t always the best!  I have seen very busy Realtors that don’t have time to take good pictures which usually results in less interest, a longer time on the market and ultimately a lower selling price.
