Real Estate Search via local Realtors instead of Zillow, Trulia or Realtor.com
There are many ways for home buyers to start their Real Estate Search, probably the most common is to type the phrase “real estate near me,” “Realtor Near Me,” or “Chautauqua Real Estate For Sale” and then click on Zillow and Trulia or, in the commercial real estate world it’s loopet. These two real estate solutions are the largest and definitely offer a lot of tools that can help with your home search. But, we need to remember that they are in the business to sell advertising not help people buy homes. This means that their ultimate goal is to get as many people to their websites as possible whether the visitor buys a house or not! How Zillow and Trulia work, in short, is this…a Realtor goes out and hits the streets building a reputation and finding client who want to buy houses and sell houses. This real estate agent then lists a property for sale and as part of the online real estate marketing strategy, the property listing details are usually added to a local real estate MLS. The MLS stores all of its information on a IDX…which is just a database full of different types of properties for sale. This database is shared with other websites including Zillow and Trulia, which in turn post them to their websites at Zillow.com and Trulia.com. Then these corporations charge advertisers to target the people that are looking for a house to buy. None of this money is actually shared with the agent and, if an agent wants to be associated with their listing, the agent has too pay. Real estate agents have been upset about this forever but, companies like Zillow and Trulia have always said that they are helping realtors. Recently, Zillow started hiring real estate agents directly so now they take the data from the hard-working realtors and then cut them out of the real estate search as well as the sale as well! This is a huge conflict, especially since they are focused on profit only, not accurate information or the clients interests. And, those Zillow estimated home values are never really accurate! As a Chautauqua County Realtor, I’ve seen those values hundreds of thousands away from true values of homes.
If you want the best chance of being successful when buying or selling within a specific market, you will want to support a local real estate agent as much as possible and use their real estate website to search for your next home purchase…if they have a site! A Realtor needs to take classes every year to update them on real estate law and codes of ethics, just to maintain their real estate license. When buying or selling a home, you want to support those who support you…support the local real estate agencies and agents!
